This delivery method is also identified as Plan/Spec or Traditional Method. We typically complete the design, bidding and construction in a linear methodology. You negotiate separate contracts with the design professionals and contractor.
In this option, we act as a single source of responsibility to deliver a complete project. Design/Build combines architectural and engineering design services with construction performance under one contract. The design, bid and building processes can be overlapped, all to provide an overall quicker project delivery.
This method allows you to choose a firm based on relationship, qualifications and experience. On a fee basis, the construction manager and design team work together to plan a budget, secure permits and develop construction drawings. Contracts for the suppliers and contractors are awarded with your input and approval. The construction manager then manages all aspects of the construction.
